Empty office floor with glass partition doors and bare walls, ready for an office interior fit-out

Office Interior Cost per Sq Ft in India: City-Wise Guide (2026)

Quick answer: A mid-spec office interior in India costs about ₹5,847 to ₹6,567 per sq ft all-in, according to Cushman & Wakefield’s 2026 fit-out cost guide (December 2025 pricing). Mumbai is the costliest city, then Delhi and Bengaluru. Basic fit-outs start near ₹3,100 per sq ft; advanced ones go past ₹11,000. Check whether a quote includes 18% GST.

You have signed the lease (or leave and licence agreement) for a floor in BKC, Cyber City, Whitefield or on SG Highway, and finance now wants one number: what will the interiors cost? The figures you find online swing widely, mostly because they describe different scopes. One rate covers only partitions and paint; another includes AC, sprinklers, furniture, IT and design fees.

This guide uses the latest published benchmarks from Cushman & Wakefield (C&W) and JLL to break cost down by city, tier and component, then covers the Indian codes and taxes that change the bill. Every figure carries its source and date; where a number is our own arithmetic, we say so.

What does an office interior fit-out include in India?

An office fit-out is all the work needed to turn an empty floor into a usable office. In India, most Grade-A office floors are handed over as bare shell (structure, core and main services only, with no ceiling, flooring or AC distribution inside the floor) or warm shell (some services such as AC ducting, lighting or toilets already in place). The more the landlord has provided, the less your fit-out has to cover.

A full fit-out has six parts:

  • Builders’ work (civil and interiors): partitions, false ceilings, flooring, paint, doors, joinery and pantry.
  • MEP services (mechanical, electrical and plumbing): HVAC (heating, ventilation and air conditioning), electrical wiring, lighting, UPS (uninterruptible power supply), fire detection and sprinklers.
  • IT, AV and security: structured cabling, Wi-Fi, meeting room screens and video conferencing, access control and CCTV.
  • FF&E (furniture, fixtures and equipment): workstations, chairs, meeting tables, storage and soft seating.
  • Professional services: design, project management, cost management and approval drawings.
  • Approvals and compliance: landlord fit-out approval, fire approvals under the state fire service, and any green certification.

At Quick Furnish, our office interior and fit-out services cover this whole list under one contract: space planning and test fits, 3D design, procurement, civil work, MEP, ceilings, flooring, partitions, joinery, furniture, snagging and handover.

How much does office interior cost per sq ft in India in 2026?

The most recent city-by-city benchmark for India is the Cushman & Wakefield APAC Office Fit Out Cost Guide 2026, with pricing as of December 2025. C&W calls them “indicative benchmarks”: all-in costs for a typical corporate office, including builders’ work, services, furniture and fees. The guide publishes rupee figures for its middle tier (collaborative hybrid), for retrofits and for reinstatement. It publishes basic and advanced tiers in US dollars only, so we have converted those at the guide’s own implied exchange rate (about ₹90 to the dollar) and rounded them to the nearest ₹100.

Three things stand out. First, the spread between cities is narrow. Mumbai is about 12% above the five cities priced at ₹5,847, Delhi about 6% above and Bengaluru about 3% above (our calculation from the C&W figures). Second, the tier you choose matters far more than the city: an advanced fit-out costs roughly three to four times a basic one. Third, the figures sit close to JLL’s earlier benchmark. JLL’s Asia Pacific Fit-Out Cost Guide 2023/2024, as reported by JLL in February 2024, put the India average for a medium-specification office at ₹5,788 per sq ft, with Mumbai at ₹6,588.

If your office is in a tier-2 city such as Surat, Jaipur, Indore or Kochi, note that neither C&W nor JLL publishes a benchmark for it. We will not invent one. The quickest way to get a real figure is a test fit based on your actual floor plate; see our Mumbai office interiors page or the city pages in our footer for local teams.

Why might your quote be lower or higher than these benchmarks?

Consultancy benchmarks describe a typical Grade-A, multinational-specification office. Your own quote can land below or above them for clear reasons:

  • Scope: if the landlord hands over a warm shell with AC and lighting in place, or you reuse existing furniture, your number drops. JLL notes that its FF&E benchmark assumes imported furniture; locally made furniture usually costs less.
  • Area basis: benchmarks are per sq ft of the office floor. Indian leases often quote chargeable or super built-up area, which includes a share of lobbies and lifts. The same budget divided by a larger area gives a lower-looking rate.
  • Specification: more meeting rooms, glass partitions, dedicated HVAC and video conferencing in every room push you towards the advanced tier.
  • Taxes: C&W does not state whether its figures include GST, so ask every bidder for rates before and after GST.

Where does the money go? Office fit-out cost by component

C&W does not publish a component split for India. JLL does. Its Asia Pacific Fit-Out Cost Guide 2025, as reported by IANS on 15 May 2025, breaks India costs down as below. JLL found that MEP services take a larger share in India (29%) than the Asia-Pacific average (21%), mainly because landlord-provided services in Indian buildings are less complete.

What would a 5,000, 10,000 or 25,000 sq ft office cost?

Multiplying the C&W collaborative-hybrid rate by floor area gives a first budget. These are our calculations, before any scope adjustment, and they assume the benchmark’s all-in specification.

Use these as a ceiling check, not a target. A warm-shell floor with existing AC and Indian-made furniture will usually cost well below them; large meeting suites and dedicated HVAC can push you above.

Basic, collaborative or advanced: which tier do you need?

C&W defines its three tiers by how much meeting space you build and how far you change the building’s services. This comparison follows the guide’s definitions.

Which Indian codes, approvals and taxes affect the cost?

Fire safety under NBC 2016 and state fire rules

The National Building Code of India 2016 (NBC), Part 4 on fire and life safety, says alterations must not reduce a building’s fire safety. In high-rise buildings, adding cubicles or partitions over 500 m² needs the local fire authority’s approval. False ceilings and their fixtures must be non-combustible (clause 3.3.4), and wall and ceiling finishes must meet set flame-spread classes (clause 3.4.11). So new partitions often mean moving sprinklers and detectors, and cheap combustible panels are ruled out.

Each state runs its own approval system on top of the NBC. In Gujarat, fire safety certificates are handled through the Gujarat Fire Safety CoP portal under the Gujarat Fire Prevention and Life Safety Measures Act, 2013. In Maharashtra, the Maharashtra Fire Prevention and Life Safety Measures Act, 2006 requires a licensed agency to certify fire systems on Form B. Fees vary, so ask for approval drawings and liaison to be included in the BOQ.

Energy code: ECBC and ECSBC

The Energy Conservation Building Code (ECBC) 2017 from the Bureau of Energy Efficiency applies to commercial buildings with a connected load of 100 kW or more, or a contract demand of 120 kVA or more. Its successor, the Energy Conservation and Sustainable Building Code (ECSBC) 2024, keeps the same thresholds, but applies only once your state notifies it. Kerala did so in April 2025 and Andhra Pradesh in December 2025. For a fit-out, it mainly affects lighting and HVAC efficiency.

Green certification: IGBC Green Interiors

The IGBC Green Interiors rating from the Indian Green Building Council is written for tenant fit-outs. Its levels run from Certified to Platinum. IGBC’s published fees for non-members are a registration fee of ₹30,000 plus GST for spaces above 500 m², and a certification fee of ₹1,75,000 plus ₹15 per m² above 500 m² (for 501 to 30,000 m²). For a 10,000 sq ft (about 929 m²) office, that works out to roughly ₹2.1 lakh plus GST in IGBC fees (our calculation), before any consultant costs.

GST on fit-out work and furniture

Fit-out work done as a works contract (Heading 9954 in the GST services schedule) attracts 18% GST, and office furniture (HSN 9403) is also at 18% after the rate changes from 22 September 2025. Only bamboo, cane and rattan furniture is at 5%. One point often missed: Section 17(5)(c) and (d) of the CGST Act blocks input tax credit on works contracts for immovable property, which includes renovations and alterations to the extent they are capitalised. Whether your company can claim credit on parts of the fit-out depends on how the work is contracted and accounted for, so confirm with your chartered accountant before you finalise the budget.

What mistakes push office fit-out budgets over in India?

Check these before you sign:

  1. Comparing rates on different areas. Confirm whether each ₹/sq ft rate is on carpet area or chargeable area.
  2. Mixing pre-GST and post-GST quotes. An 18% difference can make the costlier bid look cheaper.
  3. Ignoring HVAC and fire changes. Every new cabin or meeting room can need extra AC diffusers, sprinkler heads and smoke detectors.
  4. Leaving IT and AV for later. At 17% of cost in JLL’s India split, this is not a small add-on.
  5. Skipping the landlord’s fit-out manual. Many Grade-A buildings set rules on working hours, materials and approvals. Read it before design starts.
  6. Forgetting reinstatement. If your lease asks you to return the floor to bare shell, C&W puts that at about ₹756 to ₹896 per sq ft in 2026.
  7. Accepting a lump sum. Without an itemised BOQ (bill of quantities), you cannot see what is included or price changes fairly.
  8. Assuming input tax credit. Check Section 17(5) treatment with your CA before counting GST as recoverable.

Frequently asked questions about office interior cost in India

What is the average office interior cost per sq ft in India?

For a mid-spec (collaborative hybrid) office, Cushman & Wakefield’s 2026 guide puts the all-in cost at ₹5,847 to ₹6,567 per sq ft, based on December 2025 pricing.

Which Indian city is the most expensive for office fit-outs?

Mumbai. C&W’s 2026 guide prices a collaborative fit-out there at ₹6,567 per sq ft, followed by Delhi at ₹6,207 and Bengaluru at ₹6,027. Ahmedabad, Hyderabad, Pune, Chennai and Kolkata are each at ₹5,847.

Builders’ work (partitions, ceilings, flooring and joinery) at 32%, followed closely by MEP services at 29%, according to JLL’s 2025 India split.

Do I need fire approval for an office interior fit-out?

Usually, yes. NBC 2016 Part 4 requires that alterations do not reduce fire safety, and in high-rise buildings adding partitions or cubicles over 500 m² needs local fire authority approval. State fire acts add their own certificates.

How long does an office fit-out take?

It depends on size, scope and approvals. Most Quick Furnish office fit-outs take 6 to 8 weeks from approved design to handover. Our 40,000 sq ft Bajaj Finserv office in Ahmedabad was completed in 60 days.
